CCN Second Major Hotel Resolution

Several proposals for a second major hotel are being planned and discussed for the CCN Community.  To prevent the adverse effects on the CCN neighborhood that would be created by a second hotel, the CCNNA Board has adopted a resolution the (1)opposed any major hotel proposal being considered for any location north of First Avenue and (2) recommends that the next hotel be positioned south of First Avenue.

CCN PARKING PERMIT PROGRAM SURVEY

238 residents participated in the CCN Parking Permit Program Survey.  The CCNNA Board thanks all participants for their valuable comments, ideas and suggestions. CCN DEVELOPMENT

NEWS
Even with the national economic decline, development projects in the CCN community continue to be discussed and planned, validating the attractiveness and desirability of Cherry Creek for business and residential growth. The following projects are being considered:

1. 1st Bank Property (south half of 100 block on St. Paul - 1st Avenue - Steel) - This development is a joint venture between 1st Bank and The Pauls Corporation and preliminarily proposes two buildings - a ten story office building and a 6 story residential or office building. The proposed building height of 158' is more than the adjacent American-National Bank Building of 130' and would have four levels of underground parking for office and residential use. The developer states that hotel use will not be included in the PUD zoning application. A traffic study will be discussed with Transportation Solutions to plan traffic flow from the site to 1st Avenue, 2nd Avenue, and other surrounding streets. This important project will be presented at the November 18th CCNNA General Resident Meeting for resident review and comments. An ambitious spring 2009 start date is being proposed.

2. 1st Avenue South at Steel (block from South Steel to 1st Avenue to South Adams to Ellsworth) The Bush Development project has been publicized as one of the potential major hotel locations. Its presentation at the Cherry Creek Steering Committee indicated possible hotel and office use, but all of the properties on this block have not been purchased by Bush for development. The Cherry Creek East Neighborhood, especially the residents of the high rise residential buildings adjacent to the block, will be discussing how the proposed development will impact the CCE neighborhood. A 2010 start date was a early guesstimate.

3. Hotel Proposal for Cook's Mart Property (Milwaukee - 3rd Avenue - St. Paul) - To date the developer continues to promote his project. Unconfirmed word has the project height being scaled down but still with a proposed hotel use on the site. CCNNA will continue to oppose a hotel north of 1st Avenue and will keep you informed on the latest news related to this important project to CCN.

4. 1st Avenue and Steel - Western Development (owner of North Creek) has purchased the gas station and adjoining building property north at the corner of 1st Avenue and Steel. A proposed mixed use of retail and residential space is being considered for the site.


POST OFFICE WILL STAY IN CCN

Due to the diligent efforts of Rep. Diana DeGette, Councilwoman Jeanne Robb, CCNNA Board member and the CCN residents with their numerous email, the Cherry Creek Post Office will remain open.  The new location will be next door to the present location at 201 Columbine St.and there will not be any disruption in service. The site will have 2,700 sq .ft. of space, three customer counters, approx. 800 Post Office Boxes and Parcel Lockers  Thanks to everyone for the hard work!
